We provide independent residential real estate appraisal and advisory services throughout Carroll, Cherokee, Clayton, Cobb, Coweta, DeKalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Henry, and Paulding counties in Georgia, in addition to the greater west-metro Atlanta area.
Our work is performed for both lender and non-lender purposes. Assignments commonly include estate and probate appraisals, divorce and equitable distribution valuations, property tax assessment appeals, retrospective valuations, and other solutions where impartial, well-supported opinion of value is vital.
Reports are prepared in compliance with USPAP and written to withstand review when necessary.
We do not provide lending, refinance, or AMC panel appraisal services through this website.

The cost of an appraisal depends on the scope and complexity of the assignment. Factors may include the property type and characteristics, the intended use of the appraisal, reporting requirements, and the level of research and analysis required.
Due to these factors, fees are discussed after a brief initial conversation to clarify the scope of work. A fee proposal is provided following that discussion, with no obligation to proceed.
Requesting an appraisal or submitting an inquiry does not create an obligation or authorize charges. A written engagement agreement outlining the scope and fee is provided so clients understand what is included.

Each assignment begins with a clear definition of the scope of work and intended use. After engagement, we gather relevant property information, conduct market research, and perform the analysis appropriate to the assignment.
Depending on the nature of the appraisal, an on-site inspection may be required. Any information needed and an estimated timeline will be communicated at the outset.
Upon completion of the analysis, a written report is prepared in compliance with USPAP and reflects an independent, well-supported opinion of value consistent with the intended use.
Questions are welcome at any stage of the process.

The first step is simply to contact us by phone, email, or by selecting the “Request an Appraisal” button on this site. We’ll take a few minutes to understand your situation, the purpose of the appraisal, and any relevant deadlines.
After an initial discussion, we will outline the appropriate scope of work, estimated timing, and any information we may need from you before proceeding.
Our goal is to provide clarity from the outset so our clients understand the process and expectations before any work begins. There is no obligation to proceed after the initial discussion.

Real Estate Appraisal Services, Inc. is a fourth-generation residential appraisal practice built on decades of continuity and experience. Founded in 1972, our firm has served the greater Atlanta area through changing markets, regulatory shifts, and evolving valuation standards — while remaining focused on careful, independent analysis.
As a family-operated practice, we approach each assignment with personal accountability. Our work is not delegated through layers of production staff or volume-driven systems. Every appraisal reflects the direct involvement and judgment of an experienced appraiser.
We emphasize clarity, defensibility, and adherence to professional standards over speed or scale. Our role is not to advocate for outcomes, but to provide well-reasoned, impartial opinions of value that clients can rely on with confidence.

Yes. We accept major credit cards and ACH payments for private appraisal and advisory assignments. Payment by check is also accepted.
Payment information is requested after a written engagement agreement outlining the scope and fee has been signed by both parties. In most cases, an authorized payment method is kept on file in accordance with the agreed terms.
Invoices are issued consistent with the engagement agreement. If payment has not been received within the agreed timeframe, the authorized payment method on file may be charged as outlined in the agreement. Applicable processing fees apply to credit card and ACH transactions.
